Real Estate Marketing Strategies always vary from one sales agent to another. However, there are some approaches that can be common to all.


Blog Zurple has shared recent approaches in real estate marketing. The article says that everyone is always selling. Time and Energy are always spent on trying to influence others either selling a product or agreeing with one’s ideas or reasoning.


But as for real estate professional, the person is always on the frontline concerning sales and marketing. Daniel H. Pink, an acclaimed best selling author who writes about social science and its impact on work and business, has written a book entitled “To Sell is Human.”  The book’s focal point is on the historical protocol for selling which is said to be dead because information is already accessible online. Thus, there is a shift in marketing strategy. “From the world of caveat emptor (buyer beware) and into a world of caveat venditor (seller beware) where honesty, fairness and transparency are the pillars of success,” Pink explained in his book.


Some old mantra in selling has been replaced too. One of these is “Always Be Closing,” which has now been changed to “Attunement, Buoyancy and Clarity,” the new ABCs in sales.


The principle of this sales pitch is not instantly convince clients to take on your idea and buy it for themselves. But the major goal is to “offer something so compelling that it starts a conversation,” and in the process make your client be the participant and in due course would bring them in a mutually beneficial result.


The bottom line is to replace “selling” with “serving.” It is making your real estate business personal and purposeful. “Selling is human after all,” says Daniel Pink.


In addition, Debbi DiMaggio of InMan says that “our signature marketing is one of the key elements and the value proposition we offer our clients.” For her, there are 5 ways to attract client. These are: professional rendering is ideal for specific types of marketing, property-specific websites are key, professional photography is imperative, print marketing should not be overlooked, and internet marketing is a must.

Marketers urged to be innovative

The call was made by the Dialogue Group Director, Tonderai Tsara yesterday at the first Marketing and Communication Dialogue Workshop that was held under the theme ‘key consumer trends from across the continent’.


Marketers from the private sector as well as parastatals such as the BITC, Local Enterprise Authority and Debswana, to mention a few, attended the workshop.


Tsara said they decided to put together the workshop because they needed to bring together marketers and public relations people to share ideas as well as open their eyes to possibilities out there.


“I have realised that local marketers are not innovating or evolving enough as our customers already are.


“Customers are looking for experiences, engagements and looking to have a conversation while we are using the wrong tools, when we should be engaging them and creating the experience building emotions to get their adrenaline going. 


“We are doing the traditional stuff which is not necessarily effective,” he said


According to Tsara, the difference between consumers and the digital space is no longer visible as people have access to portals.


He added that the


growth-marketing environment in Botswana is stagnant while other industries are growing.


“Marketers need (to) find ways to transform into the digital era, understand their brands well and find ways to roll it out.


“They need to know the developments that are out there, the impact and the implications that they have in these brands and sharing the best work,” said Tsara.


Chief Executive Officer of brand building company, VWV, Terry Behan said marketers need to understand that brands are supposed to build an emotional relationship with their consumers, adding that brands are quite keen to decomoditise what they sell.


“There is a new emerging trend in the marketing arena referred to as consumer jacking where you engage a small number of people, record and share with the social media to reach a large audience,” he said.


Behan said this strategy is relevant as the social media is spreading very fast thus exposing products to the whole world.


He also urged the marketers to understand to ignore the brand surveys because they all wrong and have very limited metrics.

I am lucky to say that I have been with cleverbridge since the start my career. 


What are your main job responsibilities?


I oversee the email marketing services on behalf of cleverbridge clients. I focus mainly on the business development and strategy for a full-feature email program. This means creating marketing roadmaps that drive client revenue through the email marketing channel.


Take us through what you get up to on a typical working Monday:


A typical Monday starts off with viewing what the deliverability scores are for our clients. If there is a dip in the score, then we will work to correct the issue. Mondays mean reporting! Every Monday we start running reports from the previous week to see how our campaigns are performing. This is the type of stuff an online marketer comes to work for; to see how their campaigns are performing and what can I do to improve them.

What are your top three tips for someone looking to get their hands on a job like yours?


  1. Work on your organisational and attention to detail skills – The work you are doing is customer facing and email marketing helps build a brand. You don’t want to send an email with a mistake and have that be associated to that brand.

  2. Be passionate – There are many moving parts to a successful email program. You will have the opportunity to work on all big aspects of an email production. 

  3. Set goals – Keep striving to accomplish goals. Understanding your personal and business goals will help you align yourself to become successful in your career.

Career-wise, where do you see yourself in three years’ time?


I see myself being in more of a director role that helps our clients grow in all online marketing channels.

Small and medium-sized business owners are eager to use social media for marketing targeting their local customer bases, but still face substantial obstacles in terms of expertise and resources. Last year I wrote about a survey of small business owners by Endurance, which found that 72% of business owners said that “we don’t have a plan, we just publish when we feel like it,” and 76% said they “post to social media when we have the time.” Just 30% were using social media to post promotions, coupons, and special offers frequently, while 29% did so occasionally.


Social media marketing for SMBs is getting a little easier thanks to Wix, whose ShoutOut service already assists with Web and email marketing. Wix is expanding ShoutOut’s capabilities to include Facebook advertising campaigns and promotions, using the same creative elements as the Web and email products. Wix developed the new capabilities in partnership with Facebook.


According to Wix founder Avishai Abrahami, the company developed the new Facebook component after it became clear that many of the most popular “ShoutOuts,” as the marketing messages are called, were generating a lot of their traffic and engagement from social networks through sharing.


When it comes to online marketing content, Abrahami noted, “Small businesses create something beautiful but then they say now what?  This just takes it another step forward by streamlining the process.”  To do this, “The content of the ad itself is automatically generated, and a lot of the targeting that needs to be done we do behind the scenes for the users; they can choose targets based on location, gender, and age.”


Users select the budget and reach they desire and can preview the ad before it appears. The paid ads are distributed in Facebook feeds with an image, title, and sponsored post label.


Before the new Facebook component came online ShoutOut already had over a million users around the world for its email and Web marketing service, according to the company. It also supplies e-commerce services, including inventory management, product profiles, storefront, and various backend functions.

Email Marketing Tips That Work Every Time

Email marketing lends itself to a lot of creative endeavours. If your goal is to make this successful, you are will need to think outside of the box in order to get things done. It’s with that in mind that you should consider these 11 tips that will make sure that things go your way. They are quick, easy to work with, and will provide great options down the line. Counting down from 11 to 1, here are some tips to use today.


11. Transparency in the Sender Option
Who is the email coming from? Make it clear, and don’t try to hide or change it often. This is the key to keeping your customer base from labelling you a spammer. Keep it transparent.


10. The Subject Line Shuffle
Test out several subject lines and measure how each one works. You’ll find a good methodology once you test out several options. Keep them short!


9. Keep the Tone Correct
The writing you do shouldn’t be too “corporate” in nature. Make it a bit more homely, and without going over the reader’s head. Keep the tone simple, and use it to your advantage. Remember, you’re not going to want to create a lavish style here.


8. Personalise Everything
Make sure that you keep things personalised, and outside of a “template” format. If you end up with a “template” that gets sent out often, you will end up with a problem overall. Personalise things so that the end user feels as though you’re communicating to them, and them alone.


7. Think about What the Reader Wants
The end user has given you permission to email them, but why? Think about that every time you send an email, or you’re going to end up with a lot of people unsubscribing to your messages. Think about how you can fulfil their wants and needs, and don’t just send out messages thoughtlessly.


6. Keep Things Brief
Do not send long winded messages through email. Email marketing doesn’t lend itself too well to this. Keep things to the point, and don’t waste the time of your readers. Furthermore, don’t send too many messages either.


5. Link Sparingly
If you have a call to action you want to have in place, don’t crowd it with other links. Your email list is not the main resource you need to work on for SEO. In fact, chances are your SEO doesn’t matter when it comes to email alone. Don’t overthink this, just link to your call to action once, and make it obvious as to what you’re doing.


4. Split Your List
When you have thousands of people on a list, and you want to send specific messages to certain members, then split it. Find a way to segment things so that you are not addressing every member at once. This will help keep things tidy, and the messages you want to communicate appropriate for the target audience you want to have in place.


3. Elastic Email Design
Make sure that your audience is not left out cold when they are using smartphones and tablets. Responsive design is here to stay, and your email matters. Make sure that your email design flows with the appropriate implementation, design, and elasticity.


2. Test Before You Send
Test your email, read it over, check for dead links, and more. Always test the email that you’re going to send out to the masses, and if you make a mistake, acknowledge it immediately. Never just send your first draft, it’s a mistake.

Perhaps the easiest thing to do when working with email marketing is to have a small testing ground. Have a few friends get your email and see whether or not there are issues. This is a form of testing that will help you avoid costly errors, that’s for sure.

Facebook's Chris Gomersall Departs For His Marketing Startup Atomized


Chris Gomersall has spent the past three years working with brands and agencies at Facebook, where he was the first creative strategy leader. Now he’s leaving to run his own startup, Atomized.


Gomersall told me that he’s trying to solve a problem that he saw again and again in meetings with marketers — when they needed to bring out the creative assets for a campaign, that usually meant looking for a folder full of papers, pointing to art on their cubicle walls or saying, “Let me pull up this email, I think I have a PDF, but it might be old …”


At the same time, those assets are being used in an increasingly wide variety of channels and platforms. Even if you just look at social networking, there are new products taking off, existing networks remain important, meaning that marketers face pressure “to add more and more.”


“It’s becoming atomized, with your content or your creative execution broken into thousands of little pieces,” he said.


Hence the name of the startup. Atomized tackles these problems by giving marketers shared calendars to manage all their campaigns across different media, including print, TV, outdoor and online. It allows those marketers to see how their photos, videos and other creative assets will look in each medium, and customize the presentation accordingly.


While Gomersall just left Facebook, he’s actually been working on Atomized for more than a year — with the permission of his bosses at Facebook, naturally. He admitted that there was some skepticism when the company found out he was working on marketing software on the side, but he got approval “when they realized I wasn’t an engineer.”


Atomized remained a nights-and-weekends project until recently, when Gomersall realized it was time to commit to the startup — both because he was starting to feel “maxed out” between his two roles, and because marketers aren’t eager to work with startups that don’t have a full-time CEO.


Asked where the product goes from here, “We want this to be a calendar you can send to your CMO and to your most junior intern. It’s going to get stronger and we’re going to build more features, power features, but they’re going to stay hidden. We want the clean version to be front-and-center.”

Facebook Will Soon Let Marketers Pay Only When Full Ad Units Are Visible

Facebook will soon give marketers the option to pay only if entire ad units appear on users’ screens, according to a person familiar with the company’s plans.


Facebook currently charges for ads purchased on an impression basis the instant they come into view on users’ devices. For example, marketers are charged immediately when the grey borders around their sponsored posts appear on-screen, even if none of their messaging is actually visible. That hasn’t sat well with some.




Using Facebook’s new ad option, an advertiser would not be charged if a user only scrolls far enough to view 20% or even 90% of an ad.


But in the next few weeks Facebook plans to let advertisers instead pay only when an entire ad passes completely through a user’s screen, or “viewport,” if they wish. Using the new buying feature, an advertiser would not be charged if a user only scrolls far enough to view 20% or even 90% of an ad.


Marketers will likely have to pay a premium for the option, which will apply to both display and video ads. Facebook is still ironing out the details.


The social network has previously argued ads on its platform create value for advertisers the instant they appear on users’ screens, even if 100% of their pixels aren’t viewed.


The move will follow other recent changes Facebook has made to its ad-buying and pricing options, which are designed to give marketers greater choice over how they purchase ads across its service. Last month, the company began offering advertisers an option to pay for video ads only when they are viewed for at least 10 seconds, for example.


Meanwhile, marketers increasingly say they expect to pay only for ads they consider “viewable,” as opposed to those which appear on parts of Web pages or apps people never actually see. The problem is, there’s no industry consensus on what “viewable” actually means.


According to the Media Rating Council, a desktop display ad is viewable if 50% or more of its pixels appear on-screen for at least one continuous second. Meanwhile, media buying agency GroupM says it considers a display ad viewable if 100% of its pixels are in-view for one second.


Facebook’s new option wouldn’t satisfy either of those standards because it doesn’t guarantee at least one second of exposure, but the social network has argued the MRC’s definitions shouldn’t apply to feed-based services such as its own.


“The MRC standard was designed for desktop impressions operating in an IAB ad format kind of way as opposed to in an in-stream or mobile experience,” Facebook’s vice president of marketing science, Brad Smallwood, told CMO Today in February. Facebook is still working with the MRC on accreditation of how it’s counting impressions.


Regardless, the new buying options perhaps demonstrate Facebook’s willingness to bend to meet marketers’ demands.
